Opus Capital has named its Income & Capital Fund No. 21 the company's current flagship. Opus Co-Chairman Steven Goakes explains why.
Opus Income and Capital Fund No. 21 is our current flagship fund. It aims to provide investors with regular, tax efficient income and to provide capital growth in the long term.

“The fund currently consists of eight properties. Recently we’ve added four properties to the foundation four properties in the fund. The current portfolio now provides substantial diversification, both in terms of tenancies, length of leases, and location.

“The recent acquisitions reflect the areas of Australia where we see the best capital value going forwards. These are the fringe Melbourne office market, and the Australia TradeCoast area in Brisbane, and also the Gold Coast office market. Each of these markets is experiencing substantial growth and we’ve been able to enter those markets through our acquisition strategy.

“With each of the recent acquisitions in Opus 21, we have aligned ourselves with the Opus investment philosophy by ensuring that each property is surrounded by substantial infrastructure components, which are helpful and valuable to the future value of the property.

“436 Elgar Rd, Box Hill is a fully-tenanted commercial office building within the Box Hill commercial precinct. The Box Hill commercial precinct is unique in having substantial transport infrastructure both in tram, rail, road, and bus services coming towards it. It’s also an area of substantial retail shopping infrastructure with two large Centro shopping centres being within walking distance of the property.

“Our acquisition at Gateway Office Park gives us a very exciting intro into a new commercial precinct on the southern side of the Gateway Bridge in Brisbane. The next property, also in the Australia TradeCoast precinct, is the ‘Altitude’ Building within the No.1 Airport Drive precinct at Brisbane Airport. The highly visible location, the design of the building and its location will give high tenant amenity, together with the green-star rating of the property. In making an acquisition in the No. 1 Airport Drive precinct, we’ve got an early foothold in a very exciting, new commercial precinct. The completed precinct will involve all sorts of amenities such as a hotel, a neighbourhood shopping centre, gymnasium, golf course, and many other facilities.

“The ‘Aspect’ office building at Varsity Lakes on the Gold Coast is Opus’ third foray into this precinct. We’ve been involved in the precinct since its very early days and we’ve seen it grow from basically a concept, into a lively, vibrant commercial area. ‘Aspect’ delivers a large number of the qualities which we seek in this type of precinct including high-car parking ratios, access to facilities, and green-star rating attributes which will provide value protection into the future.

“The purchases at ‘Aspect’, ‘Altitude’ and Gateway Office Park reflect a new version of the Opus Investment Philosophy, in that our acquisition strategy has changed from buying totally passive assets to partnering with developers to buy completed buildings. This provides us with a number of unique advantages in that we are aware of the state of the market, we can get first-mover advantage in new markets, and we can ensure long-term leases in the future.

“The current round of acquisitions brings the value of Opus Income and Capital Fund No. 21 to almost $200m, which we plan to grow over the next 12 months. The tax-efficient income and capital growth aspects of the fund make it suitable for all types of investors including superannuation funds, individuals, and companies.

“I’m very satisfied with fund performance to date, we’ve met all our distribution targets and in fact we have capital growth coming through the unit price over time. In fact with the latest round of property revaluations we’ve seen improvement in the value of every property in the portfolio of Opus 21.

“The absolute basic element of what we do is protecting and growing investor wealth; that’s at the centre of everything we do. That is embodied in the Opus Investment Philosophy which provides three tenets by which we can take that forward and manage what we do, and the complexity all just follows from that. But when we centre back to that philosophy, we can make sure that we do everything totally appropriately for our investors. They are number one in our eyes.”
